MYO Victoria creates the first flexible workspace for Landsec within the concrete and glass shell of 123 Victoria Street. Occupying two floors, the project translates the building’s Brutalist character into an adaptable workplace framework, allowing tenants to reconfigure spaces to suit businesses of various sizes.
The design draws on the strong cellular language of the existing architecture, bringing its rhythm and structure into the central spaces. This architectural clarity is softened through a material palette of mature timbers, polished concrete, lightweight curtains and carefully placed moments of colour and texture. The result is a series of spaces that feel naturally light, communal and responsive, balancing the robustness of the existing building with a warmer and more flexible interior character.
A large central atrium forms the heart of the scheme, acting as both a primary route through the building and a focus for shared activity. Bespoke tubular frameworks, black light fittings, handrails and furniture create continuity across the space, while a sculptural feature stair links the two floors and communal areas. Suspended between exposed concrete columns, the folded stair creates a deliberate contrast between new and existing fabric, celebrating the building’s Brutalist heritage while giving MYO Victoria a clear architectural identity of its own.
