MYO King’s Cross is a flexible workspace campus for Landsec, transforming a key site on York Way into a new destination for work, wellbeing and community. Spanning three buildings — Printworks, Glasshouse and the Grade II Listed Stables — the project brings together flexible offices, shared amenity spaces and heritage buildings within a cohesive workplace dynamic.

Adaptability and wellbeing sit at the heart of the design. Across the site, modular layouts and removable partitions allow businesses to scale their workspaces over time, while generous windows, private terraces and natural materials create a calm and healthy working environment. A dedicated lower-ground wellness floor includes a gym, yoga studio and multifunctional wellbeing rooms, with external lightwells introducing daylight into the plan. At its centre, a bespoke Jesmonite staircase connects these uses to the breakout spaces above, creating a multi-level social hub and drawing light into the heart of the building.

The project also embraces material reuse through a collaboration with Central Saint Martins’ Material Futures course. Materials stripped from the existing buildings have been reworked into new furniture, lighting and sculptural objects, giving discarded materials a second life within the workplace. Together with an ongoing programme of student artwork, these interventions strengthen the connection between the project and the wider creative and cultural community of King’s Cross.
